Town of Boone Meeting Notice The Boone Planning Commission will hold its regular meeting on Monday, September 27, 2021 at 6:00 p.m. via WebEx. All request must be completed by 5:00 p.m. on the day of the meeting. At the beginning of the meeting Planning Commission will hold a joint public hearing with Town Council on the following cases: 1. Case PL05007-081221: SLD II, LLC has requested a General Use Zoning Map Amendment to rezone the R1 Single-Family portion of 140 and 141 Marich Lane (Watauga County PIN: 2911-60-4136-000) to R3 Multiple-Family Residential. The following cases are related to the General Use Zoning Map Amendments and UDO Text Amendments affecting the Town of Boone Downtown area. More details on these cases may be found by visiting: www.townofboonedowntownplanningprojects.com. 2. Case PL05025-082321: The Town of Boone has initiated a downtown area-wide general use zoning map amendment affecting 380 properties. The purpose of this rezoning is to replace and expand the current B1 Central Business zoning district with two new downtown-specific zoning districts: B1 Downtown Core and B1 Downtown Interface. Additionally, as part of this area-wide rezoning, 13 other parcels were identified to be rezoned as either R1A Single Family with Accessory Dwelling or U1 University. 3. Case PL03370-112019: The Town of Boone has iniatied a UDO Text Amendment to expand and replace the existing B1 Central Business zoning district with two new zoning districts, the B1 Downtown Core and the B1 Downtown Interface. The amendment includes the creation of new standards for both new zoning districts. 4. Case PL05043-083121: The Town of Boone has initiated a general use zoning map amendment to apply a Downtown Boone Local Historic District zoning overlay to 119 parcels in the downtown area. 5. Case PL05063-090921: The Town of Boone has initiated a text amendment to create Downtown Boone Local Historic District Standards and modify the UDO for the same purpose for the proposed Downtown Boone Local Historic District. Written comments will be accepted until 24 hours prior to the start of the hearing and may be emailed to firstname.lastname@example.org, mailed, or delivered to the Planning and Inspections Department at 680 West King Street, Suite C (basement of Downtown Post Office). Please note, full text of the proposed amendments may be obtained from the Town Clerk. Substantial and insubstantial changes in the amendments may be made following the public hearing. Amendments may also be made to other Articles to conform them to changes made in the cases above. Following the public hearing, the Planning Commission will consider the cases above.
